Trails Edge of Maplewood is a new apartment development within the City of Maplewood scheduled to commence construction January 21, 2019 of a 152 unit market rate, upscale apartment project on 5.67 acres of land. INH Properties and Kelco Services are the co-developers and Ebert Construction is the General Contractor. It is anticipated this apartment community will be open for occupancy by May of 2020. Trails Edge aims to be Maplewood’s premier luxury apartment community. The units will offer a variety of studio, 1, 2 and 3 bedroom floor plans. The building will be wood-framed, four stories with two convenient central elevators accommodating all floors. The parking garage will be constructed of concrete plank and have two access points.

Trails Edge will be designed to the highest urban standards for appearance as well as long term maintenance. The combination of brick, stone, steel siding and high-quality vinyl windows provide a character befitting of the urban, yet green, setting of this site with its adjacency to Costco and the Bruce Vento Trail. The development team and land owners believe strongly in attractive landscaping.

The development site is bounded by Country View Drive on the west and County Road D on the north. The site is bordered by Costco on the south and Bruce Vento Regional Trail on the east. Country View Drive is a local street connecting Beam Avenue on the south to County Road D on the north. County Road D is considered a Major Collector, while Beam Avenue to the south is classified as a Minor Arterial roadway. Minor Arterials offer connections between the metro center and regional business concentrations, while Collectors are designed to collect traffic from local roads and distribute that traffic onto higher order road-ways (i.e. arterials). Highway 61, just west of the Site, is also a Minor Arterial.

The location facilitates convenient access to the Metro highway network utilizing Highway 61 to connect to I-694 (about 1/4 mile to the north) and to Highway 36 (about two miles south). According to information provided by the Minnesota Department of Transportation, Beam Avenue (between Highway 61 and Hazelwood St) receives an estimated 19,700 vehicle trips per day. Highway 61 (between Beam Ave and I-694) receives an estimated 33,500 trips per day, while County Road D (between Highway 61 and Hazelwood St) experiences 5,400 vehicle trips per day.

Because of the site’s location, Trails Edge will be visible to traffic along all three roadways. The property will have
convenient access to public transportation, as there is a bus stop at the corner of Country View Drive and Beam
Ave (0.3 miles to the South of the Site) which provides access to Metro Transit Route 223, a local route extending
from Maplewood Mall to Rosedale Center. Route 265 is an express route providing service from I-35E in White
Bear Lake to Downtown Saint Paul. Route 272 is an express route that runs from the Maplewood Mall to the
University of Minnesota. A new Bus Rapid Transit (BRT), named the Rush Line, is scheduled to open in 2022 and
will have a stop within 2 blocks of Trails Edge and provide a 14 mile loop of transit.
