GENERAL INQUIRIES 

 

WHEN WILL MY HEAT BE TURNED ON/OFF?

In general the heat is turned on in October and shut off in May. It will vary based on weather and the property.

HOW DOES ONE MAKE APPLICATION FOR AN APT?

An application can be obtained via the INH website, or one can contact the specific property. A $35 application fee per adult and deposit is required (NO APP FEE FOR SECT 8 PROPERTIES).

WHEN WILL I RECEIVE MY CRP (CERTIFICATE OF RENT PAID)?

All CRP’s are delivered/mailed by January 31st for the previous year.

WHEN WILL I RECEIVE MY SECURITY DEPOSIT REFUND?

Your security deposit will be mailed to the forwarding address provided on your move-out form within 21 days after management has received your unit keys.

MY FRIEND DECIDED SHE/HE WOULD LIKE TO LIVE WITH ME, IS IT OK FOR THEM TO JUST MOVE IN?

No, the roommate must apply for residency and be approved by management prior to taking residence at the property.

WHAT UTILITIES ARE INCLUDED?

This can vary by property however a majority of our properties include heat, water, refuse and sewer. The utilities included by property can be obtained via the INH website.

WHAT DO YOU LOOK AT WHEN PROCESSING AN APPLICATION?

HOW LONG DOES IT TAKE TO PROCESS AN APPLICATION?

If the application is complete, our normal turn-around time is 2 business days. You will be notified if approved or declined.

LEASE

 

WHAT HAPPENS IF MY LEASE HAS EXPIRED AND I HAVE NOT SIGNED A NEW ONE OR TURNED IN A NOTICE TO VACATE?

Your lease will become a month-to-month lease automatically. You will however, still be required to provide a proper 60 day notice in most cases. Please see your lease for specific details.

HOW LONG IS THE LEASE?

A majority of our properties will consider a six, nine or twelve month lease (shorter-leases may require additional monthly rent).

CAN I GET OUT OF MY LEASE?

The lease dictates under what terms you may be released from your lease, but in general, you must complete your lease in its entirety or you will be subject to additional charges.

MAINTENANCE

 

HOW ARE MAINTENANCE CONCERNS HANDLED?

If it is a non-emergency, please contact your on-site manager in regard to any maintenance concerns. If it is an emergency, and your on-site manager is not available, contact the INH corporate office.

Emergencies are defined as:

  • Water/Flood
  • No Heat
  • Fire
  • Safety Risks

PETS

 

DO YOU ALLOW PETS?

Outside of Service/Companion animals, some of our properties do allow pets; however, it is very property specific. For more information as to which properties allow pets; please contact our leasing office at 320-258-6000.  Residents may not keep animals or pets of any kind in the Apartment without the written consent of Management and Pet Policy signed.

RENTAL PAYMENTS

 

MY RENT IS ONLY 2 DAYS LATE; CAN YOU PLEASE WAIVE THE LATE FEE?

No, we will not waive your late fee. Rent is due on the 1st.  4% late fee after the 5th; Additional 4% Collection fee after the 10th.

HAS MY CHECK CLEARED YET?

On average it takes up to 10 days for our accounting team to process your check. However, it could process on the same day received.
